St. Ann’s Warehouse

DBI Projects was first engaged by St. Ann’s Warehouse, a non-profit performing arts institution, in 2011 to conduct a real estate search for the theater’s new home. DBI developed property search criteria, identified potential properties, and performed site evaluations. DBI supported St. Ann’s in its RFP submission to locate the theater in the Tobacco Warehouse in Brooklyn Bridge Park and, following the award, then planned and managed the conversion into the group’s new 30,000-sf permanent home. This involved managing the complex funding sources and other requirements including City Capital funds and historic tax credits. DBI ultimately oversaw the on time and under budget delivery of the facility, which includes a flexible performance space, production support spaces, administrative offices, and community facilities including an outdoor public garden.

As a part of our engagement, DBI also worked with St. Ann’s to identify an interim site for the theater while planning and construction was ongoing at the Tobacco Warehouse. Upon the selection of the interim theater site, DBI negotiated the project lease, managed the planning process, hired and managed the design and construction team, and managed the theater construction.
